Job Description: Division 10 Project Manager & Estimator

Job Purpose:

We are seeking an experienced Division 10 Project Manager & Estimator with deep expertise in doors, frames, and hardware to own projects from bid through closeout.

This is a hands-on leadership role. You will estimate work, buy out projects, manage execution, coordinate with field teams and vendors, and ensure projects are delivered on time, on budget, and with zero punch.

This role is critical to maintaining Magnum’s reputation for operational excellence and client trust.

Key Accountabilities

Estimating & Preconstruction:

  • Prepare accurate takeoffs and estimates for doors, frames, and hardware scopes.
  • Review drawings, specs, and addenda to identify risks, exclusions, and opportunities.
  • Coordinate pricing with vendors and suppliers.
  • Support bid strategy and scope clarification.

Project Management:

  • Manage Division 10 projects from contract award through closeout.
  • Submittals, RFIs, schedules, procurement, and change management.
  • Coordinate with GCs, architects, vendors, and internal teams.
  • Track budgets, cost forecasts, and job profitability.
  • Ensure materials are correct, complete, and delivered on schedule.
  • Drive zero-punch execution and clean closeouts.

Quality, Safety, & Communication:

  • Uphold Magnum’s quality standards on every project.
  • Maintain clear, professional communication with all stakeholders.
  • Identify problems early and solve them decisively.
  • Ensure compliance with contract documents and safety requirements.
    Qualifications
    • 5+ years of experience in commercial construction project management
    • Strong experience with Division 10 required (doors, frames & hardware)
    • Estimating experience preferred (or strong PM with estimating exposure)
    • Solid understanding of commercial construction drawings and specs
    • Proficient in Procore and Bluebeam (required)
    • Highly organized, detail-oriented, and accountable
    • Strong communication and leadership skills
    • Able to manage multiple projects without losing control

    Job Purpose:

    Key Responsibilities

    Estimating & Project Setup:

    • Perform accurate commercial paint takeoffs and prepare complete, professional project setups.
    • Procure and review construction drawings and specifications (digital and hard copy) to fully understand scope prior to bidding.
    • Use company estimating software for all bids; assist in refining production rates, pricing, and database accuracy.
    • Develop bid strategies aligned with company standards and senior leadership direction.
    • Prepare scope letters, bid forms, and proposals using company templates; meet all customer deadlines.
    • Maintain a detailed and accurate bid log for management review.

    Project Management & Execution:

    • Assist in managing commercial painting projects from award through completion.
    • Address change orders, RFIs, and field-driven issues promptly and professionally.
    • Support Foremen and field crews with problem-solving; escalate issues appropriately.
    • Protect customer relationships while maximizing project profitability.
    • Develop deep knowledge of finishing systems, coatings, wall coverings, and crew capabilities.

    Customer Service & Relationship Management:

    • Build and maintain strong client relationships through responsiveness and reliability.
    • Resolve customer issues quickly to protect the company’s reputation.
    • Participate in client meetings, entertainment, and company events as needed.
    • Assist with account growth and stay informed on market conditions and competitive trends.

    Job Description: Entry to Mid-Level Acoustical Ceiling Estimator (Commercial Construction)

    Job Purpose:

    Magnum Drywall is seeking an Entry to Mid-Level Acoustical Ceiling Estimator to join our estimating team.

    This role is responsible for reviewing commercial construction drawings, performing material takeoffs, preparing accurate cost estimates, and supporting bid submissions for acoustical ceiling projects.

    This is an excellent opportunity for someone with experience in another commercial construction trade — or a recent graduate in Construction Management — who wants to build a long-term career in estimating.

    You will work closely with senior estimators and project managers while developing technical and financial expertise.

    Core Responsibilities
    • Review architectural and reflected ceiling plan drawings
    • Perform detailed material takeoffs for acoustical ceiling systems
    • Quantify grid, tile, specialty ceilings, and related components
    • Request and compare vendor pricing
    • Prepare accurate and competitive bid proposals
    • Identify scope gaps, exclusions, and risk areas
    • Maintain organized bid files and documentation
    • Support preconstruction meetings and handoffs to project management
    • Continuously improve estimating accuracy and efficiency
    Qualifications

    Required (ONE of the following):

    Option 1: Trade Experience

      • 2+ years of experience in a commercial construction trade
      • Experience reading blueprints and performing takeoffs
      • Understanding of construction materials, labor, and pricing

    Option 2: Education-Based Entry

      • Bachelor’s degree in Construction Management, Construction Engineering, Marketing, or related field
      • Strong analytical and organizational skills
      • Internship or exposure to the construction industry preferred
