In early 2026, Magnum was awarded a multi-trade interior tenant improvement project spanning three floors at a prominent midrise in San Jose, California. The client, a global professional services firm, relocated approximately 1,100 employees into 141,000 square feet of newly finished office space. Magnum held a single multi-million-dollar contract covering four divisions: Drywall, Painting and Wallcoverings, Acoustical Panels, and Division 10 Specialties. General contractor Skyline Construction managed the build, with architect Vocon leading the design. One commercial finishing contractor handled the full interior scope, with a target completion date of May 2026.

An Award-Worthy Project
This project is a strong candidate for multiple industry awards. A fast-paced tenant improvement of this size — with the volume of custom work, trade coordination, and schedule pressure involved — requires a commercial subcontractor who can execute without losing ground when conditions change. Magnum delivered an on-time completion on a project that tested every division on site.
Complex Scope, Custom Finishes
The finishing scope across all four divisions involved extensive custom work. Paint colors required exact matches to custom substrates throughout the space. Custom millwork and lighting designs were embedded directly into the drywall scope, requiring tight coordination between trades — often without complete shop drawings to reference. Acoustical panel and wallcovering installations carried their own custom specifications, and finish changes tied to last-minute furniture placement decisions extended into the final stages of the project.

Working with Vocon on a project of this complexity added consistent coordination pressure throughout the build. RFI response times ran longer, design resolutions required more coordination cycles, and incomplete drawings across multiple areas forced all trades to resolve issues in the field as work progressed. Magnum’s commercial drywall, painting and wallcovering, and Division 10 specialties teams stayed ahead of those gaps, identifying solutions and keeping their scopes on schedule.

Coordinating to the Finish Line

Furniture arrival schedules set the completion target, and late-stage placement changes introduced additional finish design revisions with the project nearly complete. Holding the schedule required sustained coordination between Magnum’s divisions, Skyline Construction, and Vocon. Magnum’s project management team drove RFI responses and design resolutions that worked across all trades on site — not just for Magnum’s scopes. The project finished on time.

For Skyline Construction, that meant one point of accountability across the entire interior finishing scope on a 141,000-square-foot build-out. The finished space includes conference rooms, private call spaces, training rooms, collaboration areas, team neighborhoods, specialty lab environments, and two outdoor decks — all finished by Magnum’s California-based commercial finishing teams.
